WHO SHOULD APPLY?

Qualification is based on household and income as noted in this chart. Area Median Income limits are established annually by the San Francisco Mayor’s Office of Housing and Community Development. Contact us and our leasing concierge can share more detail.

WHY ARE MIDDLE INCOME APARTMENTS SO COVETED?

Middle income tenants are protected from large rent increases and have more housing security.  The San Francisco Mayor’s Office of Housing and Community Development (MOHCD) sets rent increases for middle income lease renewals each year. The increases are modest and capped at 4% and some years there can be a rent freeze, which means a 0% increase.  In a housing market where rents are expected to escalate quickly, a maximum 4% cap on annual rent increases is very attractive.

MY PARTNER AND I MAKE SIX FIGURES. CAN WE REALLY QUALIFY FOR ONE OF THESE APARTMENTS?

Yes. This is a program offered through the Mayor’s Office of Housing and Community Development. In recent years, middle income families have also been priced out of the market, so this new program was developed to increase housing stability for middle income households.  As long as your combined income is within the income range and matching household size stated in this income chart then you may qualify. WHAT IS A HOUSEHOLD?

A household is everyone who will be living with you in your apartment at The George. You do not need to be related (immediate or extended family members) to qualify as a household or living together before you apply.

WILL I HAVE ACCESS TO ALL BUILDING AMENITIES?

Yes, all building amenities are available to residents.

ARE THE APARTMENTS DIFFERENT FROM THE MARKET RATE APARTMENTS?

Our middle income apartments have comparable finishes to our market rate apartments and the same great amenities including hardwood floors, energy efficient stainless-steel appliances, in-home washer/dryer, individual climate control, keyless entry and more.

HOW LONG DOES THE PROCESS TAKE?

We anticipate that the process will require approximately two weeks from the time of submitting the application.

HOW SOON CAN I MOVE IN?

Once you have been contacted, provide the requested documents, and once the San Francisco Mayor’s Office of Housing and Community Development approves your file, you can sign a lease and move in. The apartments are ready!

HOW DO I CALCULATE MY INCOME?
WHAT HAPPENS IF I MAKE MORE MONEY AFTER I MOVE IN? WILL MY RENT GO UP OR WILL I HAVE TO LEAVE MY APARTMENT?

You can stay in your apartment as long as you meet the terms of your lease and the annual recertification requirements. Your rent will not be increased based on your income, only based on the annual rent increase set by the Mayor’s Office of Housing and Community Development each year.
